No. A bed is one sellable place to sleep. A 3-bedroom apartment with 5 beds (e.g. one twin room) counts as 5 beds. This is how coliving economics actually work — we don't punish you for being efficient with space.
You pay for beds in your inventory — empty or not. We considered occupancy-based pricing and rejected it: it punishes operators in the months they need software most.
We import from CSV (members, contracts, payments) and reconcile against your bank. The Scale plan includes a named manager. Most 100-bed operators are fully migrated in under 10 working days.
